- Maryland Scenic Byways program 25th Anniversary – 2025 Maryland will be commemorating and celebrating our 18 scenic byways (6 of which are also National Scenic Byways).
- 60th Anniversary of Assateague Island National Seashore (Berlin) Programming TBD
- Army-Navy Football Game – The annual Army-Navy Football game will be played at M&T Bank Stadium in Baltimore on December 13, 2025.
- Deep Creek Lake - 100th Anniversary – Maryland’s largest lake will be celebrating its 100th anniversary January – October with birthday celebration July 19, 2025
- Ocean City - 150th Anniversary of – The town will be celebrating its 150th anniversary in 2025 with 150 events, deals and discounts.
- Preakness Stakes – 150th Anniversary – The 2nd Jewel of the Triple Crown Horse Race will celebrate its 150th anniversary May 17, 2025. Afterwards, the track will undergo major renovations in 2026 temporarily moving the Preakness Stakes to Laurel Park.
- C&O Canal – 175th Anniversary of its completion – (1850-2025)

- Maryland Fleet Week & Air Show Baltimore / America’s 250th Anniversary Celebration – Celebrating the sesquicentennial of the founding of the U.S., which will occur July 4, 2026. Baltimore will be celebrating with a Tall Ships, Military Fleet, Air Show & Fireworks in the harbor, June 25-July 1, 2026.

CENTRAL MARYLAND
- American Visionary Art Museum, Baltimore – A new MEGA-Exhibition is in place, “Good Sports: The Wisdom & Fun of Fair Play” is showing through August 31, 2025. www.avam.org
- Annapolis City Dock – A $71 million overhaul of the City Dock will transform the popular waterfront area into a two-acre new park along with a two-story Maritime Welcome Center and Harbormaster Headquarters. Construction began in winter 2024/2025 with a phased completion TBA.
- Baltimore & Ohio Railroad Museum – In preparation for the bicentennial of American railroading in 2027, the museum plans to restore the South Car Works building, the oldest, continuously operating railroad repair facility in the U.S., if not the world. The building will become the new entrance, and the campus flow will face Southwest Baltimore. The restored building will create space for an Innovation Hall to exhibit the present and future of American railroading technology, add state-of-the-art educational space, and house the Museum’s extensive historical archives. www.borail.org
- Baltimore Museum of Industry – They have a new group tour exploring the intersection of the labor and civil rights movements. “Forging Progress: Civil Rights, Labor Rights, and Black History in Baltimore” is a guided group tour highlighting individuals and events that shaped the city’s industrial and civil landscape. www.thebmi.org
- Banneker-Douglass-Tubman Museum, Annapolis – Effective July 1st, 2024, the state’s museum on African American history and culture, was renamed the Banneker-Douglass-Tubman Museum. It continues to preserve and share Maryland’s African American history and culture to inspire and educate people of all ages and backgrounds.
- Cruise Maryland
- Carnival Cruises – Carnival Cruises replaced the Carnival Legend with the Carnival Pride offering cruises to the Bahamas, Bermuda and Caribbean.
- Royal Caribbean International – The Vision of the Seas offers cruises to the Bahamas, Bermuda and Caribbean.
- Discovery Center at Water’s Edge – A new facility has opened in Harford County, offering a sneak peek into the future vision with STEM education, leading-edge technology and science heritage. Coming in 2025, is a 10,000-square-foot facility that will feature 12-15 hands-on exhibits, an outdoor exhibit overlooking the Bush River, flexible spaces, additional classrooms, and a store. By 2028, the Center will triple in size with the construction of a 35,000-square-foot permanent facility.
- Harborplace, Baltimore – A local developer, P. David Bramble of MCB Real Estate, has plans for an extensive renovation, bringing a modern gathering location that is authentically Baltimore, like new eateries, java hotspots, breweries and retailers. Harborplace remains open, however the existing structures will be torn down and replaced.
- Maryland Holiday Light Spectacular – This inaugural event at Maryland State Fairgrounds in Timonium, was held from December 12-30, 2024 and they are planning to hold it again in 2025.
- Maryland Science Center, Baltimore – They have announced plans for its biggest renovation in 20 years, featuring $10 million in new exhibits, renovated spaces and new programs. Designed to coincide with the museum's 50th anniversary in 2026, renovations will take place in the Space Exhibit, a 5,000-square-foot exhibit on space exploration is expected to open late next year. Interactive components will focus on concepts such as infinity, distance, speed, force, gravity and revolution versus rotation. The Shed makerspace will double in size and will feature 36 workstations on topics such as introductions to tools, activities that blend art, craft, science and engineering and creating prototypes for inventions. Dinosaur Mysteries, the 12 huge dinosaurs will remain, but the display will be upgraded with new technology, graphics, lighting and hands-on components.
- Maryland Zoo in Baltimore – With a newly developed 10-year Master Plan, they are likely to include a new build near the front gate, to feature indoor and outdoor habitats for amphibians and reptiles; a new exhibit for gibbons in 2025; and a new Grizzly bear exhibit in 2026.
- National Aquarium in Baltimore – Opened in August 2024, the Harbor Wetland, a 10,000-square-foot floating wetland mimics the Inner Harbor’s original Chesapeake Bay tidal marsh habitat, beckons native marine species back to Baltimore City. Located in between Inner Harbor’s Piers 3 and 4, it features more than 32,000 native shrubs and marsh grasses and is based upon sustainable innovations developed by the Aquarium’s conservation and exhibit fabrication teams. Harbor Wetland is an accessible experience available at no cost and without an Aquarium ticket during the Aquarium’s normal operating hours barring extreme weather or conditions.
- New Cultural Center in Columbia – To be located on the current site of Toby’s Dinner Theater are plans for a new, 340-seat dinner theater to support the existing Toby’s Dinner Theatre operation. The dinner theatre will be transferred to the nonprofit CCTA to run shows and provide community programs. The NCC will also include a 200-seat Children’s Theatre programmed by CCTA and a 200-seat Blackbox Theater programmed by the Howard County Arts Council. These two theaters are expected to be complete by the Spring of 2028.
- Port Discovery Children’s Museum, Baltimore – The museum launched a multimillion renovation project that includes a host of new exhibits designed to keep the 25-year-old museum relevant for years to come. Its new exhibits will include a low sensory “SKIES” area designed around the time between sunrise and sunset; a local food market and a teaching kitchen focused on the science of food and health; a space-themed area with things like rover building and rocket launching; and a multi-story “sky garden” climber with tree houses and giant nests.
- Pusser's Caribbean Grille, Baltimore – The well-known restaurant and dock bar in Annapolis, known for its “Painkiller,” has closed and will be setting up at a new location in Baltimore. Planned for an April 2025 opening, the new location will be the Lighthouse Point Marina in Canton.
- Toby’s Dinner Theatre, Columbia – A new 340-seat dinner theater will be built at Symphony Woods as part of a larger arts district, the New Cultural Center. They hope to break ground in early 2025 and move into the new theatre in 2026.
- Upcoming: 9 to 5: The Musical (Jan. 17-Mar. 16, 2025); The Music Man (Mar. 21-May 18, 2025); Disney’s The Little Mermaid (May 23-Aug. 17, 2025); Saturday Night Fever (Aug. 22-Nov. 2, 2025); ELF The Musical (Nov. 7, 2025-Jan. 4, 2026); Rock of Ages (Jan. 9-Mar. 8, 2026).
- The Walk at Warner Street – South Baltimore’s Entertainment District, located by the stadiums and Horseshoe Casino.
- Paramount Baltimore – Horseshoe Casino has plans for a new 4,000 seat concert venue in the new entertainment district. In addition, a hotel is also planned.
- Top Golf Baltimore – Golfing entertainment has opened with 90 high-tech climate-controlled hitting bays, full-service bar & restaurant, yard games sprawling video wall.
GREATER WASHINGTON – CAPITAL REGION
- Chesapeake Baysox, Bowie – The Orioles’ Double-A affiliate Bowie Baysox has changed their name to the Chesapeake Baysox. The team will continue to play at Prince George’s Stadium.
- The Crossvines, Poolesville – Crossvines is a multi-purpose facility in Poolesville that features a custom grape-crushing facility, a casual bistro, a special events venue (a 250-seat banquet hall.) They offer educational opportunities for both visitors and students alike to connect to and learn about the local winemaking and agri-tourism industries.
- Six Flags America, Largo – In 2024, the area formerly known as Coyote Creek was revamped and transformed into a realm called SteamTown: Where the Past Meets the Future. A brand-new signature attraction was added, called SteamWhirler. Additionally, Six Flags America’s Maryland Hurricane Harbor – The new RipQurl Blaster water coaster, opened in 2024, as the tallest water ride of its kind in the Mid-Atlantic. Riders get to enter a raft nearly 40-feet in the air and zigzag through several uphill rip currents and breathtaking drops.
- Winter City Lights – With one million eco-friendly lights spread out over 18 acres, it is the largest light show in the DC area and one of the most technologically advanced light festivals in the country. Located an hour from Washington, DC and Baltimore in Olney, Maryland, the 1.5-mile trail is a 52-foot programmable Christmas tree, a massive canopy of lights measuring 200 feet in diameter, and “snowstorms” every 30 minutes, regardless of the weather. Visitors can make s’mores at one of 14 bonfires, slide down the ice-slick lanes of the Penguin Plunge Snow Tube Ride, participate in the Lumberjack Axe Toss, and more.
EASTERN SHORE
- Chesapeake Water Tours – Captain DJ Fasick has added a brand new 49-passenger tour boat to Kent Narrows, based at the Hyatt Place Marina. The boat tour will work well with a crab feast or meal at Fisherman’s Crab Deck.
- Elk Neck State Park –Maryland Park Service began major improvements to the camping areas including reconfiguring roads, handicap-accessible parking, and cabin restoration. There will be limited available camping sites available in 2025.
- Frederick Douglass Tour – Harriet Tubman Tours has expanded their tour offerings to include The Fight for Freedom Frederick Douglass Tour. The tour includes “the Hill,” historical St. Michaels and ends with a boat cruise.
- Germantown School Community Heritage Center – In Berlin, an original Tuskegee-design two room school financed through the Rosenwald Rural School Building Program, was dedicated to the improvement of educational facilities for African American students. The restored school will host a museum that transports visitors back to this important time in our collective history. They can even arrange lunch in a nearby African American Church.
- Harriet Tubman Freedom Center – Receptive Alex Green has added the Freedom Center to his tour offerings. The center offers event space for home-style prepared meals and educational sessions. A new tour called Historical Tour & Dining Experience is being offered.
- Museum of Eastern Shore Culture – The Ward Museum of Wildfowl Art has changed their name and moved to a new location in Salisbury. The new home is in the Powell Building at 218 W. Main Street. Salisbury University will no longer maintain an operating agreement with the Ward Foundation to act as an affiliated foundation of the university.
- Museum of Ocean City – Opened September 2024 and located in 1910 former Bank of Ocean City building, the museum is designed to engage visitors with the rich and varied history of the seaside resort. Exhibits include the Native Americans of the Delmarva region, Ocean City's development, and the history of local hotels and restaurants. These exhibits are designed to engage visitors with the rich and varied history of Ocean City.
- OC Air Show, Ocean City – The OC Air Show will return the annual event to its traditional mid-June date in 2025. The U.S. Navy Blue Angels are scheduled to be the headline act, June 14-15, 2025.
- Richardson Maritime Museum – Located in Cambridge, the Sequoia, known as "The Floating White House," used by presidents from Hubert Hoover to Gerald Ford, has been added to the museum’s collection. The 104-foot motor cruising yacht is slated for renovation and display. The full renovation is expected to take five years.
- Springfest – Ocean City’s Springfest will move its dates from early May to the last of April. The four-day festival, which is celebrating its 34th anniversary in 2025, will move to an earlier time slot, taking place from April 24-27, 2025.
- Sunfest – Ocean City's Sunfest is one of the largest outdoor festivals in the region, attracting tens of thousands of attendees each year for a four-day arts, crafts, music, and food fest. Celebrating 50 years in 2025, the dates should be October 23-26, 2025.
- Turkey Point Lighthouse, North East – A new area has opened with a renovated roadway, a 52-vehicle parking lot, a reconfigured entrance, and handicap-accessible parking at the lighthouse itself in Elk Neck State Park.
- We Walk With Harriet Mural, Cambridge – A second mural by Michael Rosato, has been added to the Harriet Tubman Museum Center. “We Walk With Harriet” represents the path she took with her three brothers and others to freedom through Popular Neck to Cambridge and all the way to St. Catherines, Ontario.
SOUTHERN MARYLAND
- Calvert County Barn Quilt Trail – The trail has been turned into a bus tour with lunch at the Rod ‘N’ Reel and free hop-on guide from the Arts Council. More barn quilt squares are planned to be added to the trail soon.
- Calvert Marine Museum – A new exhibit opened in late 2024 featuring a never-before-seen set of teeth from an extinct megatooth shark known as megalodon. The 53 teeth from one individual shark believed to be over 50 feet in length were collected over a period of six years from one location along Calvert Cliffs.
- Historic St. Mary’s City – The museum will begin construction on a new Visitor Center, tentatively named the Maryland Heritage Interpretive Center (MHIC). The new indoor museum will feature interactive exhibits that will help further tell the complex story of the area. A newly built replica of the Maryland Dove is now available for touring.
- Jefferson Patterson Park & Museum – After a two-year renovation, the Patterson House & Gardens reopened to the public in spring of 2024, and name changed to the Patterson Center.
- St. Clement’s Island Museum, Colton Point – The museum is currently closed with plans to rebuild to include complete redesign of exhibits. Two new boats will be added – an ADA water taxi shuttle and a 45-passenger cruising boat to offer tours of the Potomac. Estimated completion and reopening TBD in late 2025.
WESTERN MARYLAND
- Antietam National Battlefield – After a multi-year renovation, the Visitor Center has reopened to the public.
- Casselman River Bridge State Park, Grantsville – Due to safety concerns, the Maryland Park Service has closed the bridge to the public. Fencing and signs have been installed to prevent public access to the park, including a small portion of the Casselman River.
- Cumberland’s Historic City Center - Spurred by the need to replace aging infrastructure, some of it dating back to 1895, this Mountain Maryland town took the opportunity to reimagine Baltimore Street, the main thoroughfare that was previously a pedestrian mall. At a ribbon cutting for the completed project in November 2024, officials reported that 15 new businesses, ranging from shops to restaurants, have staked a claim in the redeveloped downtown, and seven more are slated to open in the coming months.
- Fort Ritchie Museum, Hagerstown – Located on a former military compound, they preserve the legacy of over seventy years of military history from 1926 through 1998 and highlight the now globally known Ritchie Boys of WWII, featured in a 60 Minutes story. A full-scale educational museum is open.
- Hagerstown Aviation Museum – Home to the largest collection of Fairchild aircraft and memorabilia in the world; the museum has grown from a concept to a collection of 23 historic aircraft and over 10,000 photos and artifacts spanning over a century of aviation. A large hangar is being renovated to include exhibits, the airplane collection and event space.
- Meritus Park – A new minor league baseball stadium has opened in downtown Hagerstown. Named in tribute to the military plan built in Hagerstown by Fairchild Engine and Airplane Corporation in the 194s and 1950s, The Hagerstown Flying Boxcars, a professional baseball club has begun play, as part of the Atlantic League.
- National Road Museum, Boonesboro – Visitors to the 1,900 square-foot building will learn the history of the Historic National Road, the first major east-west route that carried early settlers from the historic seaport in Baltimore to Illinois, and its impact on the development of transportation technology. Opened December 2024.
- South Mountain State Park – The Maryland Park Service has purchased the historic South Mountain Inn and has plans to turn it into a Visitor Center for the park.
Hotels – New, Changes & Updates
CENTRAL MARYLAND
- Annapolis Capital Partners/Severn Grove Hospitality – Naval Academy grads have opened a 3rd luxury boutique hotel, 1313 West-Luxury Boutique Hotel (7 rooms). Their group also owns 134 Prince-Luxury Boutique Hotel (5 rooms) and the Flag House Inn (8 rooms) in Annapolis. They will next open 86 State Circle-Luxury Boutique Hotel (9 rooms) late2024. The 4 Church Circle (17 rooms) is opening in 2025.
- Fairfield Inn / Residence Inn-Annapolis – A new build dual-branded property has opened in Annapolis. The Fairfield has 75 rooms and the Residence Inn has 78 suites.
- Hampton Inn / Home2 Suites-Towson – A new 220-room dual property has opened as part of the new Towson Row development project. The hotels have a shared lobby area on Chesapeake Avenue. 20-21 W. Susquehanna Avenue.
- Hyatt House-BWI Airport – A 129-room new build opened in 2024at 857 Elkridge Landing Road, Linthicum Heights.
- Residence Inn by Marriott-BWI Airport – The Staybridge Suites at 1301 Winterson Road, has been rebranded to a Residence Inn. It is part of the Baywood Hotels portfolio.
- Roost Apartment Hotel – A new hotel opened at Baltimore Peninsula (Port Covington), billing itself as an extended-stay property that blends the attributes of a boutique hotel and upscale apartments. With 81 extended-stay units and 40 apartments, it is located at 2400 Terrapin Way in Port Covington.
- The Study at Johns Hopkins – JHU has opened a university-branded hotel and conference center across from its Homewood campus. The 11-story apartment building was converted into a 115-room hotel, complete with a restaurant, meeting rooms and conference spaces. Opened August 2023 at 3215 N. Charles Street.
- Sonesta Baltimore Inner Harbor – The former Delta Hotel Inner Harbor, located at 1 E. Redwood Street, has new ownership. The very stylish 150-guest room property is located within a building that was built in 1904. With 3,400 sq. ft. of meeting space, they opened in August 2024.
Swann House at Hotel Ulysses – A hotel developer has reimagined the former Mount Vernon Stable & Saloon property into a space complementing the hotel next door. Ash NYC, the owner of the 116-room Hotel Ulysses, transformed the restaurant and bar at 909 N. Charles Street. The space features a bar and banquet hall. The 1,000-square-foot events hall on the bottom floor of the building can hold parties of up to 85 people and can be booked by hotel guests and the general public. The design features draperies, dark wood paneling, marble fireplaces and high ceilings to “help create an old-world feel.”
Hotels in the Works
- Element by Westin-Owings Mills – A new 120-room extended-stay property is planned for the Metro Centre complex.
- Hilton Garden Inn-Downtown – A new construction will bring a 14-story, 87,000-square-foot space to 25 S. Calvert Street with 151 rooms. The hotel will also have meeting space, pool and a lounge. Anticipated opening late 2024.
- Holiday Inn Express-Baltimore/Inner Harbor – A 140-room hotel is in the final planning stages for 231 E. Baltimore Street.
- Hunt Valley Town Center hotel – The Hunt Valley Towne Centre has announced a $150 million plan for its expansion. The plan includes a hotel in the northwest corner of the property, behind the former Sears building.
- Residence Inn by Marriott at Harbor Point – In the works for Harbor Point, the 27-acre development sandwiched between Fells Point and Harbor East, is a 152-room extended-stay hotel. It will be located at 950 S. Caroline Street.
GREATER WASHINGTON
- AC Hotel by Marriott-Bethesda – A downtown Bethesda new build opened with 220 contemporary guest rooms, a 4,000 SF state of the art fitness center, as well as 3,100 SF of meeting space on the 18th floor, including an outdoor terrace with views of downtown DC. The restaurant, Corella Cafe & Lounge, is located on the ground floor with expansive outdoor seating. The hotel is operated by OTO Development.
- Holiday Inn-Gaithersburg – The hotel has reopened with 160-rooms.
- Holiday Inn-Greenbelt/Candlewood Suites-Greenbelt – The Holiday Inn Greenbelt completed an extensive renovation. The hotel has become a dual-branded property offering hotel rooms and extended stay suites.
- Hotel Silver Spring – The Doubletree by Hilton-DC/Silver Spring, located at 8727 Colesville Road has dropped their flag. The other Doubletree by Hilton, located at 8777 Georgia Avenue, has taken the name, Doubletree by Hilton-DC/Silver Spring.
- Spark by Hilton-Germantown/DC North – The former Holiday Inn Express has been renovated and re-branded. Located at 20260 Goldenrod Lane, the 176-room hotel is adjacent to The Highlands Germantown Event/Meeting Center.
- Visitation Frederick Hotel – Located in the historic district of Frederick, this luxury boutique hotel resides in a circa 1824 building which for 200 years served as a monastery, a Roman Catholic girl’s school, and after the Civil War Battle of Antietam, a hospital for Union soldiers. Opened in December 2024, the hotel has 65 rooms, a full-service spa and fitness center, a performance/events venue, and a white-tablecloth restaurant & bar, the Wye Oak Tavern conceptualized by James Beard-nominated and Food Network’s “Top Chef” brothers Bryan and Michael Voltaggio in their first joint project in their hometown. It is a Tribute Portfolio property at 211 E. Church Street.
- Wyndham-College Park North – The 207-room property is currently closed and undergoing renovations.
Hotels in the Works
- Home2 Suites-Capital Heights – A new 123-room property is under construction at 9300 Alaking Court in Capital Heights.
- Marriott Downtown Frederick – Plamondon Hospitality Partners has proposed a 183-room hotel, 20,000-square-foot conference center, neighboring retail building and courtyard planned for 200 E. Patrick St., along Carroll Creek.
EASTERN SHORE
- Bohemia Manor Farm, Winery & Resort – Chateau Bu-De is under new ownership and the winery venue is being transformed. The Winemaker Cottage is a cozy retreat, perfect for couples or small families. Enjoy the beautiful surroundings and your own outdoor space, with easy access to the farm’s amenities. For a grander experience, the Manor House combines luxury with history. This 1920s estate features 12 bedrooms, 12 bathrooms, and a stunning ballroom for special events. From April to October, relax by the heated pool and hot tub while enjoying breathtaking sunsets over the Bohemia River.
- Great Wolf Lodge – A $200 million, 44-acre lodge and waterpark has opened, next to the Hollywood Casino Perryville. The new property is the largest property to date, with 700 suites and a 126,000 square-foot indoor water park.
- Hyatt Place Kent Island – A new build on Kent Island has opened. The 120-room hotel includes 5,000 sq. ft. of meeting space/conference center, and a 44-slip marina. Located next to the Fishermen’s Inn complex, hotel is located at 3028 Kent Narrows Way S., Grasonville, MD 21638.
- SeaLoft Oceanfront Hotel – The former Atlantic Oceanfront Hotel has been renovated and rebranded.
Hotels in the Works
- Home2 Suites by Hilton-Fruitland – A new 81-room hotel is in the final planning stages at 301 Prosperity Lane. According to signage, the hotel plans to open to the public in the spring of 2025.
- Hyatt Place Ocean City (West) – Approval is moving forward for construction of an additional hotel at 16th Street in Ocean City. The new 63-room hotel building is across the street from the current 105-room Hyatt Place Ocean City (East).
- SpringHill Suites by Marriott-Ocean City – The Harrison Group has plans for a new build on the Boardwalk between 26th and 27th streets. The Flagship Hotel will be demolished in the Fall. The new build will be an eight-story hotel, constructed in an U-shaped pattern, providing all suites with ocean views. There will be 135 rooms, a 5,543-square-foot restaurant, indoor pool, outdoor pool and pool bar on the ground floor.
- Unnamed Salisbury Hotel & Conference Center – A hotel & conference center is planned for property at the corner of US Routes 13 & 50 by Salisbury-based Mentis Capital Partners. The state of Maryland previously approved $4 million in grants for the project.
SOUTHERN MARYLAND
- Rod N Reel Resort – Phase 1 and Phase 2 of renovations are now complete including: addition of large parking garage and new restaurants: 1936 Bar & Grill & CBQ (barbecue), two floors of gaming, new Bingo Hall, new charter boat fishing office, small rooftop pool & club house for hotel guests. Phase 3 will be complete in the beginning of 2025 including: additional hotel rooms, new Rod ‘N’ Reel restaurant, banquet space for 500 people, roof top deck and 3-story glass atrium with mezzanine bar.
